CONDITIONS OF APPROVAL 

 

Urban Design Manager has reviewedthe proposed pedestrian and streetscape master plan for the project, and givesthis approval with the following conditions:

           

1.         Finallandscape construction drawings shall be reviewed and approved by Urban DesignManager.

2.         Finalarchitectural construction drawings shall be reviewed and approved by UrbanDesign Manager.

3.         Finalselection of exterior materials and color palette shall be reviewed andapproved by Urban Design Manager.

4.        The final concrete finish including ‘fossilized leaf imprints’finish shall be mocked up on site for final approval by Urban Design Manager.

5.         Finalpedestrian-level lighting plans and light fixture cut sheets shall be reviewedand approved by Urban Design Manager.

6.        The undergrounding ofutilities along the east side of 39th Street has been analyzed anddetermined to be unnecessary. Instead, the walkway adjacent to the 39thStreet Plaza shall be widened to 6ft. to mitigate the physical constraints ofthe existing narrow sidewalk. The possible visual benefit achieved by theremoval of existing utility lines is considered to be limited and unwarrantedgiven the very urban nature of the ¼ acre plaza and the concealment of existingpower lines that will be provided by tree canopy growth.
